Chief Operating Engineer

Job Description

SUMMARY

Under direct supervision of the Engineering Manager, oversees the efficient operation and maintenance of the facility, as well as the day-to-day training of the engineering staff. The Chief Engineer is also responsible for the supervision of the engineering team.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Include the following. Other duties and responsibilities may be assigned.

· Supervise and directs the engineering staff and monitors performance of their assigned responsibilities.

· Performs and/or directs the performance of all engineering departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.

· Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.

· Manages departmental staff, including selection, scheduling and other personnel action.

· Monitors operation of electrical and mechanical /HVAC equipment supporting the facilities and facilities critical operations.

· Implementation of the preventative maintenance program to ensure that building machinery and systems meet or exceed their rated life.

· Monitor and administer the water treatment program to ensure equipment life and water savings.

· Track and maintain utility reports to ensure the best cost benefit for the facility. Look for savings in utilities and how they are being utilized.

· Work with contractors and service agreement providers on critical equipment.

· Apprise the Engineering Manager of any and all conditions affecting facility service and tenant comfort.

· Work extended and/or irregular hours including nights, weekends and holidays, as needed.

Required Experience:

EDUCATION AND/OR EXPERIENCE

High School diploma or GED and seven (7) years full-time related experience in facility/plant engineering and maintenance supervision; or the equivalent combination of education and experience. Requires City of Houston First Grade Stationary Engineers License; CFC Universal; and Maintenance Electricians license.

This Job Requires the Following Skills:

SKILLS REQUIRED

Position requires ability to:

· Demonstrate knowledge in operational procedures, facility capabilities, and industry terminology, especially in the methods, techniques and procedures to repair and maintain all facility mechanical and electrical equipment.

· Analyze the operations of various systems, determine the cause of any problem/malfunctions, and implement corrective action as required.

· Be familiar with the principles and techniques of supervision and training of staff.

· Possess any licenses, certificates or training required by local, state or national authorities for the operations of the equipment found in the facility.

· Have basic understanding and working knowledge of commercial refrigeration.

· Have basic understanding and working knowledge of chemicals and water treatment.

· Respond to routine, precautionary and emergency alarms from building automation and life safety systems. Follow and adhere to all safety precautions and procedures.

· Meet the physical demands of this job, which include being able to get in and around the facility (requires personal mobility), lifting, carrying, moving, climbing, working from various heights, and moderate to loud noises.

· Follow oral and written instructions and communicate effectively with others in both oral and written form.

· Organize and prioritize work to meet deadlines.

· Work effectively under pressure and/or stringent schedule, and produce accurate results.

· Work independently, exercising effective judgment and initiative.

· Maintain an effective working relationship with contractors, clients, employees, and others encountered in the course of employment.

· Be licensed and insured to operate a motor vehicle in the United States.

· Remain flexible and adjust to situations as they occur.
