Director of Maintenance and Engineering
Job Description
We have an immediate opening for a Director of Maintenance and Engineering at Reliant Park in Houston, Texas. Reliant Park is in the fast lane for opportunity and excitement. We are a one of a kind premier facility with four major venues within one giant park. Reliant Center (one million+ sq. ft. Convention Center), Reliant Stadium (home of the Houston Texans and The Houston Livestock Show & Rodeo), Reliant Astrodome (“The” Astrodome), and Reliant Arena. We are seeking an experienced and unique Director of Maintenance and Engineering to join our Management team. Details of the Director of Maintenance and Engineering are as follows:
SUMMARY
Under general supervision, is responsible for all aspects of facility maintenance and
engineering. Insures that all facility equipment, including HVAC, plumbing and
electrical plants, lighting and climate control systems, and roofing systems are operating
properly and efficiently, and maintained in good condition. Oversees general facility
maintenance and the operation of all facility systems to ensure the proper delivery of
event-related services. Performs the following duties personally or through a
subordinate.
ESSENTIAL DUTIES
Include, but are not limited to the following:
· Direct, supervise and schedule all aspects of facility maintenance and engineering,
ensure proper operation of all systems including, but not limited to; environmental
controls, emergency power, roofing systems including the movable roof at the
stadium, electrical, HVAC, lighting systems, engineering, building and
maintenance, and landscaping.
· Develop operating procedures and maintenance programs that conform to
manufacturer’s recommendations for systems and equipment, and corporate
standards, which are customized to the specific needs of the facility and
consistent with the goals and objectives of the client, facility and event
requirements.
· Maintain a software based work order system detailing the maintenance
and repair activities completed by the department, requests for maintenance and
repairs, and prepare monthly, quarterly and annual reports detailing
maintenance tasks completed, backlog of maintenance tasks, expenditures
made to maintenance activities and funding requirements for future needs.
· Assist in the development and implementation of both short term and long
term capital improvement programs.
· Manage subordinate supervisors who oversee employees in various
functions. Responsibilities include interviewing, hiring and training employees;
planning, assigning and directing work; appraising performance; rewarding and
disciplining employees; addressing complaints and resolving problems.
· Assist in the preparation of the annual operating budget and recommend an
annual capital budget for long-range repairs and improvements
to the facility. Recommend and/or authorize the requisition of equipment
and supplies within budget guidelines.
· Be knowledgeable of, and implement operating and maintenance policies and
procedures consistent with all applicable laws, codes, ordinances, policies,
procedures, risk management, safety precautions, rules/regulations and
emergency procedures.
· Investigate, analyze and resolve operational problems and complaints. Conduct
periodic staff meetings to discuss procedures, problems and policy changes.
· Assist in the preparation and negotiation of Service Agreements. Review
contracts for compliance with event and/or government specifications and
suitability for occupancy.
· Act as liaison with unions, tenants, facility contractors and/or service providers as
needed.
· Plan, budget and schedule facility’s modifications including cost estimates, bid
proposals, layouts and contracts for construction and conversions.
· Inspect and monitor systems and equipment, new construction projects,
and/or the installation of equipment to ensure conformance to established
plans and specifications.
· Inspect operating function to evaluate efficiency methods, and investigate,
analyze and resolve operational and maintenance problems. Develop, implement,
monitor and maintain the preventative maintenance program.
· Ensure facility’s fire and emergency safety systems are in operating order and
compliant with all codes, ordinances and laws.
· Act as liaison to public utility, environmental and energy agencies. Manage and
maintain the energy management program. Develop and implement energy
saving programs and procedures.
· Provide clear, concise, and timely communication of directives to other
departments.
· Maintain an annual inventory of all equipment and supplies.
· Work extended and/or irregular hours including nights, weekends and holidays, as
needed.
· Serve as MOD (Manager on Duty) as required.
· Other duties may be assigned as necessary.

Required Experience:
EDUCATION AND/OR EXPERIENCE
Bachelor’s degree from an accredited four-year college or university and eight (8) to
ten (10) years related experience in facility maintenance in a management position;
or an equivalent combination of education and experience. Experience and/or
training in the public assembly industry is a plus.
Position Reports To: Assistant General Manager
This Job Requires the Following Skills:
SKILLS REQUIRED
Position requires ability to:
· Demonstrate knowledge, extensive background and experience in facility
maintenance and engineering procedures and technical requirements of large
facilities with similar systems and equipment as found at Reliant Park. Must
posses a thorough understanding of the methods, techniques and procedures
necessary to repair and maintain facility electrical systems, mechanical, HVAC
and other systems as required.
· Possess a thorough understanding and experience in the development, implementation and use of preventative maintenance software.
· Possess skill and experience in contract negotiations, business law, budget
preparation, labor relations, union contracts, purchasing procedures and
supervising/training personnel.
· Engage in much decision making that is generally governed by procedure and
guided by policy.
· Maintain an effective working relationship with clients, tenants, employees,
exhibitors, patrons and others encountered in the course of employment.
· Read and comprehend blueprints, drawings and other related materials.
· Operate a personal computer using MS-DOS, Windows, Word, Excel and other
standard office equipment.
· Follow oral and written instructions and communicate effectively with others in
both oral and written form.
· Organize and prioritize work to meet deadlines. Work effectively under
pressure and/or stringent schedule and produce accurate results.
· Work independently, exercising judgment and initiative.
· Remain flexible and adjust to situations as they occur.
· Possess any licenses, certificates or training required by local, state or national
authorities for the operation of the equipment found in the facility, in particular
electrical, plumbing, heating and air conditioning.
· Knowledge and experience in bidding and negotiating agreements and
contracts for maintenance services, utility services and equipment purchases.
· Be licensed and insured to operate a motor vehicle in the United States.
